Professional tenant screening services can be very helpful to landlords who don’t have the knowledge or the resources to screen tenants themselves. It’s important to place a qualified, responsible tenant in your property, and the best way to do that is with a thorough tenant background check. Today, we’re sharing our application and screening process.

Applications

When we find someone who is interested in applying for one of our rental properties, an application is submitted. We require that everyone who is 18 years of age and older fill out the application.

Tenant Screening

Once we have the application, we begin the screening process. We run credit, and we’re looking for negative payment histories and prior evictions. In addition to credit, we verify income. We require our tenants to earn at least two and a half times a full month’s rent. This ensures they are able to pay for the property on time every month.

We also check any previous rental history. It’s important to talk to current and previous landlords so we can be sure they were good tenants in the past.
